Effective Home Staging at Seattle Staged to Sell

So if the home was staged both times, why the big difference in results? It all comes down to effective home staging.

What is effective home staging?

As home sellers, it’s important to know that not just any staging will sell your home. Home staging shouldn’t mean filling your house with random furniture. It should be about creating a design that highlights all of the positive features your home has and uses strategies to minimize the effect of its less-desirable components. It should be about creating a lifestyle that your target buyers want to have.  One that will make them willing to put in an offer and spend extra cash if they have to. But creating a design that will make your target buyers willing to do that is hard work. Unfortunately, some home stagers take shortcuts that compromise their results.

What sets Seattle Staged to Sell apart from other home staging companies?

As a boutique home staging company, we make sure we take the time to focus on all the details—no matter how small. This promise will give your house the best chance on the market. We create bespoke designs tailored to your home. This means we cater to your house’s specific size, architecture, and its other individual needs. Our unique designs created from scratch make your house stand out online which leads to more viewings. These services lead to effective home staging.

What made our design for this stage effective?

The main reason why our stage proved so effective is that we did our homework. Understanding the house and its architecture is so crucial to starting any staging project. This luxury home was built in 1957 making it a midcentury house (think Mad Men). Midcentury architecture consists of “angular details, and asymmetrical profiles.”  These period features make it difficult to design in a way that compliments the house’s structure. We came up with a design that not only worked well with but also put on display the home’s unique midcentury features. As said earlier, details matter to us so we take the time to carefully curate our furniture pieces. Over the years, we have collected a considerable amount of real midcentury pieces. We chose to stage the home in a fresh interpretation of the midcentury style using our authentic furniture and accessories. Our staging design made the house look brighter and hip. We highlighted the home’s unique features which made it stand out from other homes in a similar price range. Our custom staging design coordinated with the design of the home. During walkthroughs, buyers grasped how they could design around the difficult midcentury features. This meant they now felt comfortable buying the home. We also staged the house to demonstrate potential buyer’s future lifestyle in the home. This enabled them to envision living in the space and what it had to offer them.

The Results

Our results speak for themselves. As for the previous stager, overlooking the home’s midcentury architecture was their biggest mistake. They opted for a sort of traditional design that dated the house and made it look tired. They didn’t know how to design asymmetrical spaces which made the floor plan look awkward and undesirable. The consequences meant prospective buyers did not want to see the home let alone buy it for $3.5 million. That is why effective home staging is crucial to selling your property.

Review from our realtor client

“Wow! Shirin and her team know how to drive serious results when it comes to staging. Seattle Staged to Sell has staged several homes for us. Successful sales every time! Our last Clyde Hill mid-century project was staged with a different vendor (due to availability) the previous season. No sale, and more tell tale… the energy was not there. SSTS staged the same home this spring, and the home sold in 8 days. Visitors stayed and lingered. They felt at home. People were visibly excited about the atmosphere. People were asking “who staged this?” and were asking for her card. This staging made all the difference in the perception of this home. We’ve experienced this every time with SSTS. Shirin understands that buyers want to experience a home through the lifestyle it offers. Shirin and her team are masterful at creating this buyer experience and visually portraying each home’s distinct story. And…best of all…Shirin and her team are an absolute pleasure to work with!”
